A team of AI researchers spent years analyzing hundreds of thousands of apartment leasing conversations to find out what actually makes agents close deals — and the answer had nothing to do with scripts, product knowledge, or response time. The single strongest predictor of a signed lease was whether the agent made the prospect laugh. Grotto AI built a platform around that finding, and the results are already showing up on the balance sheets of some of the country's largest apartment operators. Here's what.
